2024 Global Investment Landscape
In 2020, global investment dynamics changed with COVID-19 (work-from-home, travel behaviours) alongside increasing geopolitical conflicts (United States & China, Russia & Ukraine in 2022), resulting in trade restrictions & realignment of global supply-chain. China, being the largest engine of growth in the world & Asia, is undergoing economic restructuring. In 2021, China announced new goal to promote common prosperity for all, and cracking down on monopolistic behaviour of companies, legitimacy of capital flow, and tackling corruption including on offshore wealth. In 2023 with China reopening, an anticipated rebound & growth of China economy & property sector did not take place. Instead (in 2024), China property sector is currently facing high debt levels, growing uncompleted & unsold units, impacting many property companies & their stock prices, which ultimately affects the wealth of investors and general investors confidence. Globally, we are in a high interest rate (Fed 5.25% – 5.5% range) environment, lowering borrowing levels and causing investors to rethink about taking much higher risks to achieve returns of 7% to 12%.
All seems gloomy, but stock markets are doing exceptionally well & hitting all time high, with S&P 500 (+11% YTD, +23% last 1 year, +83% last 5 years), Dow Jones (+2% YTD, +15% last 1 year, +48% last 5 years), Nasdaq (+13% YTD, +26% last 1 year, +116% last 5 years), India Sensex (+5% YTD, +21% last 1 year, +91% last 5 years), Japan Nikkei 225 (+16% YTD, +20% last 1 year, +86% last 5 years).
How have all these global events affected investments in Australia real estate, one of the most popular investment location in APAC?

Interview with Aurum Capital Founder & Managing Director Gina Yuan:
Australia is one of the most popular location in APAC for investment, properties, travel & university education. Over the last 10 to 15 years (2009), Asia & China wealth had grown tremendously with a new & growing population of billionaires & UHNWs (> $30 million), who are also investing into top cities in APAC (eg. On real estate trends in Australia, and investing in hospitality properties in Australia
1) How is the general demand for real estate in Australia in the last 12 months (2023 / 2024)? Have investments decreased? Are there more distressed assets? Is Australia real estate affected by high global interest rates or by China property crisis (less China investors)? And where are investors coming from? Are they institutional investors, professional investors or UHNWs?
Gina: In the past 12 months, the Australian real estate market has seen mixed trends. High interest rates have increased borrowing costs, making it more difficult for buyers and investors to get involved in the market, and causing a few distressed assets to come onto the market as some property owners struggle with increased mortgage repayments. The market has also been affected by a reduced influx of Chinese investors due to China’s property crisis.
Current Trends:
- Australian real estate market has seen mixed trends
- High interest rates have increased borrowing costs, making it more difficult for buyers and investors to get involved in the market
- Distressed assets as some property owners struggle with increased mortgage repayments
- Market affected by reduced influx of Chinese investors due to China’s property crisis.
Opportunities in Australia:
- Australia is still in a fight to boost its supply of housing as it is likely to fall 300,000 homes short of the federal government’s 1.2 million target over the next 5 years
- Net overseas migration still amounted to over 500,000 in the past year
- Still experiencing high demand for property in all capital city markets
- Despite unstable economic conditions, there is still a flood of institutional investors, professional investors and UHNWs trying to enter the market.
Whilst some people may expect that these factors will deeply distress the real estate market, when we view the bigger picture which seasoned Australian property investors understand, Australia is still in a fight to boost its supply of housing as it is likely to fall 300,000 homes short of the federal government’s 1.2 million target over the next 5 years. Yet, at the same time, net overseas migration still amounted to over 500,000 in the past year. So, therefore, we are still experiencing high demand for property in all capital city markets. People from all over the globe must recognise this, as despite unstable economic conditions, there is still a flood of institutional investors, professional investors and UHNWs trying to enter the market.
” High interest rates have increased borrowing costs, making it more difficult for buyers and investors to get involved in the market … … Despite unstable economic conditions, there is still a flood of institutional investors, professional investors and UHNWs trying to enter the market “
2) What are the real estate investment opportunities in Australia in next 5 to 15 years (2025 to 2030 / 2025 to 2040)? What type of properties are great for investment (capital appreciation or yield)? Which are the most attractive cities / location for investment?
Gina: In the next 5 to 15 years, opportunities in the Australian real estate market are expected to include both capital appreciation and yield driven by the aforementioned population growth and supply deficiency. Capital cities like Sydney, Melbourne, Brisbane and Perth remain attractive locations for investment due to their infrastructure development, strong economic fundamentals and population growth. Sydney’s pleasant climate, history and status is the preference of most international investors, however, there is definitely a huge inflow of investments going to Brisbane before the 2032 Olympics.
” Capital cities like Sydney, Melbourne, Brisbane and Perth remain attractive locations for investment due to their infrastructure development, strong economic fundamentals and population growth “
3) What are hospitality real estate & apartment hotels? Why are hospitality real estate investments attractive in Australia? What are the returns? Are hospitality asset returns higher than residential or commercial real estate? What are the risks? Is hospitality real estate investment in Australia subject to additional tax (compared to residential / commercial real estate)?
Gina: Hospitality real estate includes properties like hotels and serviced apartments that cater to tourists and business travelers. Hotels typically deliver cash returns benchmarked at around 7%, while apartment hotels can achieve impressive returns of 8% to 11%. This is significantly higher compared to office investments, which currently yield 2% to 4%, and warehouse investments, which offer returns of 4% to 5% albeit with rising land values. Residential properties, on the other hand, generally provide returns ranging from 1% to 3%, though high-end luxury properties can offer substantial capital gains, with values potentially doubling over a decade in prime locations.

Despite the attractive returns, hospitality real estate carries inherent risks, notably the impact of events like pandemics that restrict movement and significantly affect occupancy rates. Additionally, the high operational costs of managing hospitality assets can pose challenges relative to their income. Tax-wise, there is no additional tax burden for hospitality investments. 4) For foreign investors into Australia real estate, are they typically looking for investment returns, diversification or residency / citizenship? What are large investors (> $100 million) looking for? What are HNW investors (> $10 million) looking for?
Gina: Foreign investors typically seek a combination of investment returns, diversification, and sometimes residency or citizenship. Large investors (> $100 million) are primarily focused on stable returns and diversification, while high-net-worth investors (> $10 million) might also be interested in lifestyle and residency benefits.
” Large investors (> $100 million) are primarily focused on stable returns and diversification, while high-net-worth investors (> $10 million) might also be interested in lifestyle and residency benefits “
5) What are some of the laws & policies that are beneficial for global investors to invest in Australia real estate? Is the Australia government tightening foreign investments or attracting more foreign investments?
Gina: Australia has various laws & policies that attract global investors, including transparent legal systems and stable political environments. While the government periodically reviews foreign investment regulations to balance national interests, it continues to support foreign investments through incentives and streamlined processes for high-value investments.
Aurum Capital Group Pty Ltd utilises a trust to invest so that foreign investors can reap the most beneficial taxing. Australia has a Foreign Investment Review Board (FIRB) to handle foreign investment processes, so we would recommend investors engage a tax lawyer and qualified accountant before any purchases.
” Australia has various laws & policies that attract global investors … … continues to support foreign investments through incentives and streamlined processes for high-value investments. “
On Australia Government tightening policies – In his budget reply speech, Peter Dutton (Leader of the Opposition of Australia) said he would put a 2-year ban on foreign investors and temporary residents purchasing homes in Australia if the Coalition won the next federal election, although he conceded later that the number of foreign buyers was small. He also vowed to slash permanent migration as part of a broader plan to ease a housing supply crunch that is pushing up prices and rents.
On Foreign investments – Australia government coffers are boosted by additional taxes applied to Foreign Investment Review Board-approved purchases, including an application fee. For a $5 million home, that fee would be AUD 338,400 which, along with a slew of other taxes (including a surcharge stamp duty), would add a further AUD 1.78 million to the sticker price.
Aurum Capital has more than $550 million AUM (Assets under Management) with more than 20+ completed & ongoing projects. Aurum Capital is a professional Australian property development and asset management company with a focus on leveraging real estate assets to provide secure and attractive wealth building strategies. Aurum Capital investment strategy involves sophisticated site assessment and acquisition, comprehensive upgrades, renovations, or redevelopment of acquired property assets, resulting in significant increases in cash flow and asset value.

11) Hospitality is associated directly to travel, hotels & holiday, which sounds really exciting. CVOID-19 perhaps have changed the way some people work, travel & go for holiday. We are also seeing increased tracking of ESG (Environmental, Social & Governance) & carbon footprints, impacting frequency of travel & hotel. What are some of the important changes required, for investing in the hospitality sector (and in Australia) in the next 10 to 15 years (2025 to 2040), in view of post-COVID-19 travel behaviours, ESG & carbon footprints?
Gina: Investing in the Australian hospitality sector over the next 10 to 15 years will require adapting to post-COVID-19 travel behaviours and ESG (Environmental, Social, and Governance) considerations.

Additionally, sustainable practices and reducing carbon footprints are essential, making properties with energy-efficient systems and eco-friendly certifications more attractive. Emphasizing fair labour practices and strong governance will also appeal to socially conscious investors, aligning with global trends and enhancing investment resilience.
